The call comes in most weeks, usually before eight. “I need a generator for a villa in Al Furjan, what size?” Our honest reply is the same question back: tell me what you are plugging in. Getting the generator size for a construction site in Dubai right comes down to your load list, not your plot size.
Two things go wrong. Undersize it and the set trips every time the compressor starts, so six men stand still while somebody resets a breaker. Oversize it and you pay for capacity you never use, burn extra diesel, and run the engine so light it fouls.
Below is a five step method, a worked calculation, a sizing chart, the real cost structure and the Dubai rules that decide it. And if your load list says you need less than you asked for, we will tell you that.
The Short Answer: Most Small Dubai Sites Need 15 to 45 kVA
Most small construction sites in Dubai run on 15 to 45 kVA. A villa build with hand tools, a mixer and tower lights usually needs 20 to 30 kVA. A fit-out with a compressor or a welding set usually needs 30 to 45 kVA. Size the generator on your largest starting load, not your total number of tools.
- Single villa plot, block work and first fix: 20 to 30 kVA
- Office or mall fit-out with a welding set: 30 to 45 kVA
- Small warehouse racking or mezzanine works: 20 to 45 kVA
- Signage, event or exhibition build: 15 to 30 kVA, silent
- FM standby during a planned outage: sized on the critical load only, often 15 to 30 kVA
Those are starting points. The maths below is what settles it, and it takes about ten minutes.

Why Getting the Size Wrong Costs More Than the Rental Itself
What happens when the generator is too small
An undersized set behaves well right up until it does not. Tower lights and hand tools sit happily on it all morning. Then the compressor starts, current spikes for a second or two, voltage dips, and the breaker drops out.
The cost is not the generator. It is six men standing still, a pour that waits, and a handover date that does not move because you had a bad morning. On a shared floor in Business Bay or a mall unit, your trip can also take out the temporary lighting other trades are using.
Repeated tripping is rarely fixed by resetting harder. It usually means the set cannot absorb your inrush.
What happens when the generator is too big
Diesel engines want load. A set running very light for weeks never reaches proper operating temperature. Unburnt fuel and carbon build up on the exhaust side, the set smokes, and reliability drops. The trade calls this wet stacking.
You pay three times: higher rental, more diesel per hour than the job needs, and a bigger footprint on a plot with no spare corner. Aim to run at roughly 50 to 80 percent of rated capacity for most of the shift.
We would rather send you a 30 that runs at 70 percent than a 60 that idles all day.
The Dubai heat factor
Generators are rated at a reference ambient temperature. An open plot in Al Quoz or Dubai Investment Park in July runs hotter than that reference, so usable output drops and cooling works harder.
So leave headroom for summer, and treat placement as part of the spec: keep the canopy clear of hoarding and stacked block, keep the radiator side open, and do not box the set into a corner. Rather than trusting a flat derate percentage, ask the desk for the derated output of the specific set, because it varies by model and by month.
kVA or kW: The One Piece of Theory You Actually Need
kVA is apparent power. It is what the generator is rated at, and what appears on the nameplate. kW is real working power, which is what your tools actually consume.
The conversion is straightforward:
- kW = kVA x power factor. At the standard 0.8 assumption, a 30 kVA set gives roughly 24 kW of usable power.
- kVA = kW / 0.8. So a 24 kW load list needs a 30 kVA set.
Power factor is where sites get caught. Tower lights and resistive loads sit close to 1.0. Motors, compressors and hoists sit lower, so a motor heavy site needs more kVA per kW of actual work.
If you remember one thing here, remember that the nameplate kVA is not the kW you get.
How to Size a Generator for a Dubai Site in Five Steps
Step 1: List every load, in kW
Walk the site with a notepad and write down every item with its nameplate rating. Not your estimate. The plate. You will find it on the motor housing of a compressor, the data plate on a mixer, the sticker on a tower light mast, the rating plate on a welding set. Welding sets are often rated in amps output rather than kW input, so use the input kVA figure.
Include the small items, because they add up. Site office split unit, water pump, kettle and microwave, CCTV, Wi-Fi router, the phone charging bench everybody pretends is not there.
Step 2: Separate the motor loads from everything else
Anything with a motor pulls far more current in the first second or two of starting than while running. Manufacturer guidance puts motor starting inrush at typically around six times full load current, and higher on some modern high efficiency motors.
Starting method changes this a lot. Direct on line is the worst case. Star-delta, soft starters and variable speed drives each reduce the starting demand, roughly in that order.
The shortcut that saves most people the whole calculation: find the single largest motor on site. On a small job that one item usually decides the size.
Step 3: Apply a diversity factor honestly
Diversity is simply this: you own ten things, but you never run all ten in the same second.
Mark each item as always-on, often-on or occasional. Total the always-on group, then add a realistic simultaneous peak from the often-on group. Industry guidance commonly uses around 0.7 to 0.8 diversity on construction loads, but treat that as a sense check on your honest walk-through, not permission to cut a number you do not like.
The classic mistake is applying diversity and then also assuming the big compressor will not start during peak. It always starts during peak.
Step 4: Add starting headroom and heat headroom
Take your running total, then check the set can absorb the largest single starting event on top of the load already running. That is the test, not the total.
Add a little for scope creep, because on a Dubai fit-out the scope always grows: a second welding set, a core drill, extra tower lights once night work is approved. Then add the heat headroom above. Be clear what the margin is for. It is for the starting event, not for anxiety.
Step 5: Round up to a standard rental size
You cannot hire 27 kVA. Fleet sizes are fleet sizes, so round up to the next step. On the small end of a Dubai fleet, expect steps around 10, 15, 20, 30, 45 and 60 kVA, though availability in any given week is worth confirming with the yard.
If you land on a boundary, take the larger set only if it still runs above roughly half load. Otherwise take the smaller one and stagger your starts so two motors never hit together.

A Real Load Calculation, Worked Start to Finish
The site: a two-storey villa build in Al Furjan
A job type we handle regularly, described generically. Plot handed over, no DEWA supply energised yet, block work and first fix under way, around ten men, single day shift. The contractor called asking for 45 kVA because a friend had taken 45 on a similar plot. Here is what the list actually said.
The load list

The maths, line by line
Total connected load if everything ran at once: 5.5 + 2.2 + 1.5 + 2.0 + 2.2 + 2.0 + 1.5 + 1.0 = 17.9 kW.
Nothing runs all at once. Always-on items are the tool bench, office aircon, welfare and the tower lights on the late shift: 2.0 + 1.5 + 1.0 + 2.0 = 6.5 kW. Realistic simultaneous peak from the often-on group is the mixer and bar bender together, 4.4 kW. The pump is occasional and rarely coincides.
Working running load: around 11 kW. Convert to kVA: 11 / 0.8 = 13.75 kVA.
That figure alone suggests 15 kVA, and this is exactly where sites get burned. Apply the starting test. The compressor is the largest motor at 5.5 kW on direct on line, and its starting demand lands on top of the 11 kW already running.
A 15 kVA set cannot absorb that. A 20 kVA is marginal, holding on a good day and tripping on a bad one, particularly in July when derating bites. A 30 kVA carries the running load at roughly 45 to 55 percent and still swallows the compressor start.
Answer: 30 kVA. Not 45. The 45 would have run at under a third of capacity all month.
What we would actually send
A 30 kVA silent canopy set, three phase, with a distribution board, RCD protection, correctly rated cables and an earth spike. The same maths for a mall fit-out with a welding set
Same method, different answer. A fit-out unit with a welding set, core drill, small compressor, task lighting and an extraction fan lands higher than the villa despite fewer items.
The welding set is why. Duty cycle means the arc is intermittent, so it is not a full-time load, but the strike is a hard transient the set must absorb without dipping voltage on everything else in the unit.
A second constraint changes the job. You almost certainly cannot run a diesel set inside an occupied building, so it sits in the service yard with a cable run to the floor. Cable length brings voltage drop into the decision. Tell the rental desk your run length in metres, because it matters as much as the kVA.
These jobs typically land at 45 kVA. High level work in the same unit usually needs scissor lift rental in Dubai or man lift rental alongside it.
20 kVA or 30 kVA? The Decision Most Small Sites Get Wrong
This is the most common call our desk takes, and it deserves a straight rule.
Take 20 kVA if your largest motor is under roughly 3 kW, you have no welding set, and your loads are mostly lighting, hand tools and welfare.
Move to 30 kVA the moment a compressor, a bar bender working under load, a hoist or a welding set enters the picture.

The price gap between these two sizes is small compared with one lost day of a six man crew, so if your list is genuinely borderline, take the 30. The reverse is equally true. If your list is light, do not let anybody move you from 20 to 45. There is no safety in a set that idles.
From the yard. A villa contractor in Al Furjan ordered 20 kVA on price. It held all morning, then the compressor started while the mixer was already running and the breaker tripped. It tripped twice more before lunch, and his crew spent more time resetting than building. He sent us the compressor nameplate on WhatsApp, we could see straight away it was the starting load causing it, and a 30 kVA went out the same day. It is never the total number of tools. It is the biggest thing that starts.

Silent or Open? Noise Rules That Decide It in Dubai
What Dubai Municipality expects
Construction noise limits in Dubai are commonly published as a maximum of 55 decibels during the day between 07:00 and 20:00, and 45 decibels at night between 20:00 and 07:00, with Dubai Municipality enforcing. Complaints go to Dubai Municipality on 800 900, and residents also use Dubai Police non-emergency 901. Night construction work requires a permit applied for in advance.
Limits vary by zone classification, so confirm the figure for your specific plot rather than assuming the general number covers you. Enforcement is real: penalties apply, and in serious cases equipment can be seized.
When you must take the silent canopy
If there are occupied homes or offices within earshot, take the silent set. In practice that covers most of JVC, Jumeirah, Al Barsha, Arabian Ranches, Business Bay and Dubai Marina.
A silent canopy is an acoustic enclosure, not silence, and placement carries as much of the job as the canopy does. Face the exhaust away from the nearest occupied window, put the set behind the hoarding, and keep it off a resonant surface. On industrial plots in Ras Al Khor, Al Quoz, DIP and Jebel Ali, an open set is usually acceptable and cheaper.
From the yard. A villa owner in JVC acting as his own developer put an open canopy set on the boundary, facing his neighbour’s bedroom window. The complaint went in inside the first week. We swapped him to a silent set, moved it behind the hoarding with the exhaust facing the empty plot, and walked him through the night limit before he started evening work. Placement is half the noise problem. The canopy is the other half. Both are cheaper than a stop-work notice.
The hours question
Outdoor work under direct sun is prohibited between 12:30 and 15:00 from 15 June to 15 September each year, applied nationally by MoHRE.
That matters to your fuel budget. Your generator does not carry full site load through those hours, but it usually still runs the site office aircon, the water cooler and security, so the fuel line drops without reaching zero. Ramadan shifts the pattern too, and night work needs the permit noted above. Plan your hire term around the working calendar, not the calendar month.
DEWA Temporary Supply or a Diesel Generator?
Two paths exist for a new plot. Apply to DEWA for a builder or temporary connection, or hire a diesel set.
Here is the honest trade-off, even though only one of these is the thing we rent. DEWA supply is generally cheaper energy once live and is the sensible route for a long build, but it involves an application, approvals, a connection and a lead time you do not control. A generator is available today, moves with you, and needs no network works.
Most small Dubai sites take the middle path. Hire a generator for enabling works and early structure, apply for DEWA in parallel, hand the set back once supply is energised, and keep a small one as backup for critical pours and commissioning.

Fit-out teams have an extra wrinkle. Inside a leased unit, the landlord or mall management often controls whether you may draw from the base build supply at all. That is why fit-out crews end up on generators more often than their programme assumed.
From the yard. A fit-out subcontractor on a leased office floor in Business Bay built his programme around base build power on day one. On mobilisation, building management said the tenant supply was not energised and the base build board was not to be tapped. We got a set into the service yard the same day with a cable run to the floor, sized for the core drill and compressor. On a fit-out, confirm your power source in writing before you mobilise.
What a Generator Actually Costs to Rent in Dubai
The rental line
Hire runs daily, weekly or monthly, and monthly is far better value per day. Most small sites move onto monthly within two weeks of starting, once they see how the programme is really running.
For market context, published Dubai rental listings show very small units advertised from around AED 40 per day and a 50 kVA quoted around AED 2,500 per month on longer terms. That is a third party market observation, not our price.

Two things we will state plainly. Delivery and pickup are included in the rental package. And prices exclude 5 percent VAT unless stated, with a proper tax invoice, since we are Federal Tax Authority registered.
The fuel line, which is usually the bigger number
On a full month of daily running, diesel typically costs more than the rental itself. Negotiating hard on the day rate while ignoring fuel policy is the wrong fight.
Consumption scales with load percentage, not with the nameplate. That is another argument against oversizing, and it usually lands with people who have already paid a big diesel bill once.
We do not publish litres per hour for sets we have not matched to your load, and we do not publish a price per litre, because UAE fuel prices are revised monthly. Ask for consumption at your expected load percentage.
Then settle the fuel policy before delivery. Who fills it, tank capacity and therefore hours between fills, whether you need a bunded day tank, and whether fuel storage on your plot brings Dubai Civil Defence or landlord requirements into play.
The costs nobody mentions in the quote

From the yard. A logistics operator doing a racking and mezzanine install in Jebel Ali negotiated hard on the daily rate, then took a set far larger than his load needed because it was available. It ran light all month, and the number that hurt was the diesel bill. We reviewed his real running load, moved him down a size for month two, and explained low load running before the exhaust started smoking. The rental line is the small line.

Permits, Approvals and Site Rules Before the Set Arrives
A generator on a Dubai site is rarely just a delivery. Depending on where your plot sits, one or more of the following can have a say.
- The main contractor’s permit-to-work system
- Dubai Municipality, for the plot and for noise
- Dubai Civil Defence, particularly where fuel is stored on site
- Trakhees, where the plot falls under its jurisdiction
- The free zone authority in JAFZA, DAFZA, DMCC, Dubai Internet City or Dubai South
Temporary electrical installations normally need inspection and certification before energising, and third party inspection may be required by your main contractor or the authority.

One thing that is easy to miss. Delivery is a road movement, and access into a tight residential plot needs checking before the truck leaves Ras Al Khor. Gate width, compound turning circle, overhead cables and soft ground all decide whether it works.
From the yard. A first-time renter on an older Jumeirah street had a narrow compound gate nobody had measured. The truck arrived, could not get in, and the offload point sat on the wrong side of a soft sand strip. We lost the slot and he lost a morning. We now ask for two photos before any residential delivery, the gate and the intended offload spot. Two photos on WhatsApp save a wasted delivery.
Single Phase or Three Phase, and What Else You Need With the Set
Hand tools, lighting and welfare run happily on single phase. Compressors, hoists, larger pumps and most welding sets want three phase.
The classic error is hiring a three phase set, then finding most of the site distribution is single phase. One phase ends up heavily loaded while the other two idle, which is phase imbalance, and it makes a healthy set behave like an undersized one. Spread your single phase circuits across all three phases at the board.
Arrange the supporting kit at the same time as the set:
- Main distribution board with RCD protection
- Correctly rated, undamaged cables sized for your run length
- A consistent plug and socket standard across the site
- Earth spike and an earthing continuity test
- Cable ramps or covers wherever cables cross a walkway
- Weather protection for every connection
In our experience, site electrical incidents almost never start at the generator. They start at damaged cable and missing earthing.

Every delivery includes a basic operational training and safety briefing at handover, whichever option you take. If the set faults at 11pm, our 24/7 contact number is on your paperwork and someone answers it.
